 Site SelectionOnce you have decided on which lot you wish to purchase, a One Thousand Dollar ($1,000.00) refundable deposit will secure the lot for ten (10) business days. This time will allow us to determine final pricing on your home and will afford you the time needed to review the Purchase Agreement prior to signing.
Purchase AgreementA Purchase Agreement will be created which specifically details the construction specifications and contract extra's that you have requested. Upon signing the Purchase Agreement an additional deposit equal to fifteen percent (15%) of the total purchase price is due. No further payments are required until you close on your new home.
Custom SelectionsWe will ask you to make selections regarding your roofing and siding, kitchen design, plumbing fixtures, and floor coverings within thirty (30) days of signing your Purchase Agreement. A selection schedule will be provided to you with vendor contacts and phone numbers to facilitate this process.
Contstruction Timeframe After the framing of your new home has begun, within six (6) to eight (8) weeks of commencement, an estimated closing date will be established. As there are many factors which may impact this estimated closing date, this approximation may change during the course of construction. The majority of our homes are completed within four to five months of the issuance of a building permit, but weather and material availability may occasionally alter our scheduling.
Pre-Closing InspectionOnce a Certificate of Occupancy has been issued by the appropriate municipal agency an inspection of your new home will be conducted. At this time a punch list of items that need attention or to be completed will be established. Our goal is to complete the items on your punch list prior to closing, but back orders on materials may not allow for this. Your punch list will be part of your closing documents and will outline the timeframe for completion of all items remaining.
One Year Warranty ListOnce you have closed on your new home we ask that you maintain a list of items that you feel need to be corrected and are covered under your new home warranty. A complete copy of this warranty is included in your Purchase Agreement and is provided with your closing documents. We ask that you forward your one year warranty list to our office via certified mail. Our customer service representative will contact you concerning this list and will arrange for any appointments needed to complete the items on your warranty list.
